A Hotel In Arlington Could Soon Become An Apartment Building

The owner of a hotel in Arlington is hoping to turn it into a residential building. According to a recent article by wtop.com, the owner filed plans with the county hoping to change the Arlington Court Suites Hotel in Courthouse to a 180-unit apartment building called, Park Arlington at Courthouse.

The nine-story building, which is owned by the Silver Spring-based Sunburst Hospitality Corp, will be renovated and the 187 hotel rooms restructured into one-and-two- bedroom apartments. Records from the county show that the building, which is located at 12000 N, Courthouse Road, has been a hotel since its construction in 1963. It was previously a Quality Inn before Sunburst acquired the 2.3-acre property in 2006. But, in a memo directed to the county officials, Sunburst through their attorney, Martin Walsh, wrote that they believed that residential would be a better fit in the area. “The applicant views the property location and building as an opportunity to provide much-needed housing for younger residents with a preference for relatively smaller units,” Walsh wrote. “The conversion of an existing hotel building in the Courthouse area of Arlington will allow the applicant to meet this need without the demands of substantial new construction.” He also cited the building’s close proximity to the Court House Metro station as part of the reason for making this move, saying that it will help the owner cut down on parking needs. Sunburst plans to add 18 more parking spaces to the building and also maintain the existing fitness center and lounge. The changeover will, however, take a while as the county's Site Plan Review Committee will have to review and request adjustments for the plans before sending it to the Planning Commission and County Board for additional scrutiny.
