New or Previously-Owned?

If you’re in the market for a townhouse, one of the first decisions you need to make is whether to buy one that is newly built or previously owned. Both options have advantages and pitfalls. A few points to consider are provided below. The majority of townhouses that are sold are existing townhouses, which is neither an advantage nor a disadvantage—simply a fact. However, most of the marketing materials and advertisements for townhouses are for new construction, which means that finding ads, pictures, and floor plans for new townhouses will be much easier. An advantage of buying an existing townhouse is that you will be able to see what you will be buying; therefore, there will be no surprises, whether good or bad. You will not have to worry about basing your purchasing decision on only looking at a model and a floor plan. Instead, you will be able to walk around the property and see for yourself what you will be buying. Another advantage is that you will be able to move into your existing condo as soon as the loan and paperwork portion of the transaction is completed. You will not have to wait for construction to finish, which is a great relief considering that construction delays can take a lot of time and money in today’s market. Even worse, sometimes builders or contractors fold-up shop before the project is even completed. All properties have kinks, and townhouses are no exception. This means there may be unexpected problems with construction, lay-out, or floor plan. In a townhouse that has previously been lived in, the previous owner had likely already discovered, identified, and solved any problems. Conversely, in a brand new townhouse, the problems haven’t been identified yet, so you can never tell what will pop up. Another advantage of purchasing an existing townhouse is that they are already in established neighborhoods with set traffic patterns, definite views, and in general, will have plenty of local shopping outlets. These established neighborhoods can also have predictable market values as opposed to new neighborhoods, whose values can have unexpected increases or decreases. Buying an existing townhouse will also have disadvantages, such as not having some of the features you want. These can include simple things, like not having the cable wired on the wall where you want to put your TV, or more structural things, such as being unhappy with the location of the laundry room or with the size of the closets. A newly built townhouse will have the latest features and can sometimes be built to meet your specific preferences. In the end though, a brand new building is usually more appealing than one that has already been lived in. The building’s materials, fixtures, and even the smell are all more enticing than an existing building. Often, new townhouses are fun, bright, and appealing to the most recent decorating trends. Another perk is that a new townhouse will not require any special assessment or repairs either because it should already be in perfect shape.
