We get paid to do this job because each situation is different. Some home hunters are military. Some buyers have a large down-payment.Some buyer clients want storage space. Just as home buyers are different, agents have different expertise and specialties. Here's my suggestions for hunting for the most compatible real estate pro for you when you’re buying in Fairfax County:

  1. Check out real estate agent referrals. — I like Angie’s List because I know that Angie’s List voice verifies each review. You can also see if the agent or brokerage has any awards for client satisfaction.
  2. Speak with a few real estate agents — I once saw a statistic that 84% of home buyers in Northern Virginia choose the first real estate professional they contact. This means one of two things. Either most people are choosing wisely the first time, or they're just rushing into things without comparing apples-to-apples. Probably a little of both.Take a moment to chat to me on the phone. If I can't help you, I can point you toward a agent who is more suited to your needs.
  3. Don't underestimate the value of chemistry. — Professional expertise is an important criterion when choosing a Realtor in Fairfax County. You will probably be working with your Realtor anywhere from 2 to 12 months, so it helps to get along with them.
  4. Ask the agent his/her process for finding townhouses. — When deciding on a licensed real estate adviser, ask how they identify homes. Some licensed real estate advisers have their own preferred listings that they favor. But you want what’s right for you, not what’s best for your real estate agent. So make sure the real estate pro is willing to search high and low to find the most compatible home for you. That includes using the Multiple Listing Service (MLS) as well as their own personal network.
  5. Read paperwork carefully. — The Commonwealth of Virginia requires all licensed agents to sign a representation agreement before showing properties or having material discussions about a specific Colonial-style. Be very wary of any agent that is not concerned about getting a representation agreement signed. Some representation agreements describe hidden administrative fees of $500 to $1000 that you must pay at closing. (Our does not.) It doesn't hurt to have a legal adviser take a look at your representation agreement, but usually that's not necessary. The document is pretty straight forward.
