A walk on the waterfront

Fortune Teller at waterfront
Fortune Teller in Old Town

I took a walk on waterfront in Old Town Alexandria VA last night. The temperature was absolutely perfect as was the humidity. There were crowds, but it wasn’t too much. I saw folks rushing to the Nina Dandy and other boats for an evening of cruising. There were several street musicians playing King St. At the pass-thru under the Torpedo Factory, a gentleman was playing the saxophone. And down along the water a street magician was showing his stuff. The balloon men were there creating animals and entertaining the children. A fortune teller was portending the future. A parrot rescue group had a flock of parrots and similar birds which were available for photos.

But then a light misting rain started to fall and the crowds scattered. At first they hid in the Food Court and on the trolley. The musicians were the first to pack, and they packed quickly to ensure their instruments weren’t damaged. The mule drawn carriage pulled off and soon the streets were quiet. We walked around a bit, enjoying the peace and quiet. And then we were gone as well.

Real Estate Contracts With Contingencies

Real estate contracts sometimes come with contingencies. This is a part of the contract that states certain conditions or timelines are met or the seller or buyer can void the contract. The conditions or timelines can be any that both parties agree on and are put within the contract.

Contingencies usually last for a specified period. Once the contingency ends the contract could end or the contract is valid without the contingencies agreed upon.

Usually the buyer is more eager to have a contingency plan but in today’s economy and market they are more widely accepted by both sellers and buyers. Nesbitt Realty can help you with your contingencies in your contract.

You’ve been prequalified … what now?

I met with a first-time buyer over the weekend. She was prequalified by her lender. Prequalifying helped frame her choices. It’s a waste of time and energy to look at homes that are outside of the budget, so prequalification is the first step for any home buyer. Here are the steps that we’ll be taking on the road to home ownership.3D Realty Handshake

  1. Tour properties — We took a top level tour of some of the properties that are in her
budget. This gives the client something concrete and real to think about so that she can decide whether this home ownership thing is for her or not. In addition to the units we saw, I can think of a number of places that would also fall within this client’s budget and still offer a very reasonable commute to Ft. Belvoir. But I wanted to get her impressions of these places before going on a bit deeper.
  2. Revisiting — We’ll revisit those communities that hold the greatest interest and look at everything available in those communities.  (So far we just did a top level search.)
    • A few more choices — If none of these really feel right, we’ll find a few more to consider and continue with the search.
  3. Make an offer — When we’ve found the property that stirs the soul, fits the budget and feels right, I’ll write up an offer. At that time I’ll collect “earnest money”.
    • The earnest money is evidence that the seller is serious about the purchase and is held in escrow until the sale is completed. We’ll submit a preapproval letter, a copy of the earnest money deposit and the signed offer for the seller to consider.
  4. Negotiations — Sometimes there is a difference between the asking price and the selling price. The selling price is determined by negotiation. We’ll pass drafts of the contract back and forth until the buyer and seller have agreed on all terms.
  5. Loan processing — Julie at Condominium Mortgage will then collect documentation from the client. This documentation will serve the purpose of proving the representations made in the loan application process. The buyer will produce pay stubs, bank statements etc. Julie will also order an appraisal as required by all lenders.
  6. Settlement — Settlement is the word used to describe the actual transfer of ownership. We’ll settle on the property in a timely fashion on an agreed upon date. Settlement will occur at a title company’s office and a settlement agent will ensure that funds are present as is marketable title.
  7. Ownership — Here’s where the fun begins … as does the responsibility of home ownership.

What are the steps of buying a home?

It’s a waste of time and energy to look at homes that are outside of the budget, so prequalification is the first step for any home buyer. If you choose to work with Nesbitt Realty here are many of the steps that we’ll be taking on the road to home ownership.

Julie Nesbitt
Julie Nesbitt is an Accredited Buyer’s Agent and Top Producing agent.  Put her experience to work for you.
  1. Tour properties — We’ll take a top level tour of some of the properties that are in your budget. This gives the client something concrete and real to think about so that you can decide whether this home ownership thing is for you or not. It also gives us a chance to see which properties most interest you so that we can rely upon our experience to identify communities and properties you may have overlooked.
  2. Revisiting — We’ll revisit those communities that hold the greatest interest and look at everything available in those communities.
    • A few more choices — If none of these really feel right, we’ll find a few more to consider and continue with the search.
  3. Make an offer — When we’ve found the property that stirs the soul, fits the budget and feels right, your agent will prepare an offer. At that time we’ll collect earnest money.
  5. Loan processing — Your loan officer will then collect additional documentation from the you and from your agent. This documentation will serve the purpose of proving the representations made in the loan application process. The buyer will produce pay stubs, bank statements etc. The loan office and agent will also order an appraisal as required by all lenders.

Real Estate for:

Montebello kitchen

One of the biggest questions every condo buyer and home buyer has to ask is, “How much work am I willing to take on?”

Some folks want a turnkey residence. Some folks want a residence that has brand new modern appliances and cabinets. Some people want appliances and cabinets that have never been used.

Some people don’t mind an older kitchen. Some people like the feel of a kitchen that was put in long ago.

Others like an older kitchen because they like the idea of ripping out the old and putting in the new. It can be very gratify—not to mention financially rewarding—to completely remake a residence.  As a homeowner, or condo owner, you are the ultimate authority. It is your domain to decide what will stay and what must go.  This can be a lot of fun.

But, remodeling can be a lot of work.  Living through the dust and the inconvenience can be a hassle. If you don’t know where to turn to, it can also be very expensive.  But no matter how you personally resolve the issue, it’s important to consider before you actually start shopping.

Nesbitt Realty Sells Real Estate Quickly

Selling a property quickly and at the best price can seem daunting in Northern Virginia. In order to ensure a fast sale, Nesbitt Realty prices our homes competitively. If you overprice, you run the risk of losing out on potential buyers. Your Realtor can help you to make sure that your home is clean, inviting, and in great shape. Our agent can point out where you should spend money and where you can save your money. Of course, a seller wants the home to show in the best possible light, so we recommend deep-cleaning, decluttering, and we’ll suggest that you make any necessary repairs. It’s best to stage the home with attractive furnishings and décor that complement the space.

5 Reasons to Hіrе a Prореrtу Manager

Perhaps the tіtlе fоr this article ѕhоuld hаvе bееn “5 Rеаѕоnѕ Why You Should Hіrе THE RIGHT Prореrtу Manager”. We are aware thаt nоt аll management firms wеrе сrеаtеd equаlly and hіrіng a property manager who is not suitable to your needs often lead tо heartache. Thаt being ѕаіd, the mоѕt еxреrіеnсеd will tell уоu thаt a gооd property management соmраnу is wоrth thеіr weight in gоld.

Hеrе are my tор 5 rеаѕоnѕ to hire a property mаnаgеmеnt соmраnу:

1. Better Tеnаntѕ – Who would you call a good tеnаnt? A good tenant pауѕ rеnt monthly оn a timely basis, maintains a clean unit, refrains from disturbing neighbors, аnd does not call соnѕtаntlу with maintenance rеԛuеѕtѕ. Hоw dо you fіnd good tenants and аvоіd рrоblеmatic tenants? Thе аnѕwеr іѕ gооd tenant ѕсrееnіng. Whіlе еvеrуоnе ѕсrееnѕ аt some lеvеl, thе ԛuаlіtу of thе рrосеѕѕ is what determines hоw much оf a ѕаfеtу net it рrоvіdеѕ. Thіѕ is whеrе the experience оf a рrореrtу manager whо hаѕ ѕсrееnеd thоuѕаndѕ оf аррlісаntѕ соmеѕ іn hаndу. Bесаuѕе they dо thіѕ on a full-time basis, thеу аrе аblе to devote a significant аmоunt of tіmе аnd rеѕоurсеѕ to develop a ѕоlіd foundation that has been built and rеfіnеd оvеr tіmе. Nоt tо mеntіоn thе аmоunt of time saved іn mееtіngs wіth all оf the applicants for renting the unit.

2. Sреnd Less Time in Court – Lаndlоrdѕ who are not familiar with the lаw are walking blindly into a mіnеfіеld. Landlords muѕt bе aware of аnd аbіdе by fеdеrаl, ѕtаtе, аnd local lаwѕ that gоvеrn thіngѕ lіkе Fаіr Hоuѕіng аnd tenants’ rіghtѕ. Nesbitt Realty is an experienced property management firm of professionals who knоw the lаw inside оut аnd stays abreast оf new lаwѕ and changes. Have you evеr hеаrd оf a professional tеnаnt? Evеn іf you hаvеn’t hеаrd the term before, іf you’ve been lаndlording fоr аnу lеngth of time уоu knоw thаt the system may bе wоrkеd bу ѕаvvу/mоtіvаtеd tenants. It only takes one lаwѕuіt tо wipe оut уоur рrоfіtѕ completely, why tаkе the rіѕk?

3. Fill Vacancies Faster – Hоw mаnу places do уоu advertise уоur rеntаl? How lоng dоеѕ іt take to рrераrе аnd distribute thоѕе ads? How muсh time have уоu ѕреnt tеѕtіng аnd refining уоur аdѕ tо іnсrеаѕе thе response rate? Do уоu thіnk you might bе bеttеr at thіѕ рrосеѕѕ if you hаd bееn dоіng іt еvеrу wееk fоr the lаѕt decade? Again, experience іѕ kеу аnd the рrоfеѕѕіоnаl рrореrtу mаnаgеrѕ of Nesbitt Realty hаvе thе еxреrіеnсе and tools that аllоw thеm tо dо thіngѕ lіkе аutоmаtісаllу push a lіѕtіng fоr your unit оut tо hundredѕ of rеntаl lіѕtіng websites аt thе ѕаmе tіmе. Additionally Nesbitt Realty саn perform detailed rеntаl market ѕurvеуѕ which аllоws us to set the mаxіmum rеnt possible.

4. Nо More Chasing Rent – If avoiding this drudgеrу is not appealing to you, then you are probably bеttеr off handling this burden уоurѕеlf. Chаѕіng late rеnt and gоіng through thе еvісtіоn рrосеѕѕ may be оnе оf thе mоѕt fruѕtrаtіng aspectѕ оf the lаndlоrd еxреrіеnсе. Why torture yourself indefinitely wіth this burden when for a a rеlаtіvеlу small amount оf tax-deductible expense, Nesbitt Realty handles this responsibility on your behalf?

Tеnаntѕ walk all over уоu іf you lеt them. Whеn уоu hіrе a property mаnаgеr, tеnаntѕ immediately realize that thеіr еxсuѕеѕ about lаtе rent аrе uѕеlеѕѕ because thе mаnаgеr іѕ simply performing his/her job and dоеѕ nоt hаvе thе authority tо сut thеm any slack. Thіѕ kіnd оf a buffer between you and tеnаntѕ can bе рrісеlеѕѕ аѕ many рrореrtу mаnаgеrѕ will tell уоu that thеу have a muсh easier time mаnаgіng other реорlе units thаn their оwn bесаuѕе оf thіѕ rеаѕоn.

There are some individuals who have an affinity for dealing with these situations and аrе mаdе fоr thіѕ kіnd оf work аnd rеlіѕh thе thought оf dеаlіng with difficult tenants. Fоr thе rеѕt оf uѕ, it’s hаrd tо put a price оn реасе оf mіnd and аddіtіоnаl tіmе gained bу nоt hаvіng tо dеаl wіth these kіndѕ of hеаdасhеѕ.

5. Mоrе Free Time, Less Stress Time – Fоr mаnу rеаl еѕtаtе іnvеѕtоrѕ thеіr tіmе іѕ bеttеr ѕреnt on activities more рrоfіtаblе than dealing wіth dау-to-dау tаѕkѕ оf lаndlоrdіng. Additionally, landlords аrе аlwауѕ оn саll. It doesn’t mаttеr іf іt’ѕ a hоlіdау or 3 a.m. on a wееkdау; tеnаntѕ simply cannot bе dіrесtеd tо a vоісеmаіl аnd told that their emergency саn wait.

How I met my wife.

Julie Nesbitt
Julie Nesbitt 2010

One of my friends when I was a Defense Language Institute in Monterey California was a fellow soldier named Jay Cook.  Jay Cook always reminded me of Clark Kent. He had broad shoulders and brown hair. Jay was a big strong guy and was the type of guy that I thought should have no problem with the ladies.  But for the glasses and perhaps the self-confidence Jay was Superman.

One Saturday afternoon in Monterey, Jay and I were walking down Alvarado Street and Jay was asking me, “How do you do it? How do you meet all these girls?”

I’ve always had a great affection for Jay, mainly because Jay always seemed to assume that I was Superman, even though I thought he was the real Superman.  Jay has a way of complimenting a guy’s ego that is so sincere, one can’t help but drink it in. I mean seriously—coming to me for advice about women is like coming to Willie Nelson for tax advice or fashion advice from Dennis Rodman.  Willie Nelson can tell you how to avoid paying taxes, but not how to do it without going to jail. Dennis Rodman can tell you how to dress, but can’t really tell you how to look good.

At any rate, far be it from me to tell Jay that I’m not expert on women. Instead, I just replied with confidence, “You just have to talk to the women, Jay. ” As we entered into Baskin-Robbins to get an ice cream cone, I told Jay, “Just be yourself. Watch this …”

Normally I wouldn’t have had the confidence to talk to a stranger, but Jay had pumped me up and I wasn’t going to disappoint. There was a gorgeous oriental girl (back then nobody said “Asian” but that’s another story) behind the counter.  I started joking around with her about flavors as we picked our selections.  When she looked away, I winked at Jay and said, “Watch and learn, young Jedi.”

I asked the girl who would one day be my bride, “Will you go out with me?”

Julie replied, “Maybe.”

We exchanged phone numbers … which is to say. I took her phone number. I lived in a barracks and didn’t have a phone in my room. Mobile phones were only for the rich so I didn’t have a number to give her.  I came to memorize that number more than 25 years later I still remember those 10 digits. As I left Baskin-Robbins, I told Jay, “That’s how you do it.”

It was probably the first time I’d ever done such a thing. And it was probably the last time. I definitely owe Jay Cook a debt of gratitude, because my wife and kids are the best things in my life.

What does a rental agent do?

Stuart Nesbitt
Stuart Nesbitt is a real estate agent serving Northern Virginia.

A rental agent’s job is to listen to your needs and then help you identify rentals that meet your needs. Rental agents typically have in-depth knowledge of the community, and they are often aware of market rates. It’s not uncommon for a “connected” rental agent to know of rental opportunities that are quietly listed and generally unknown to the public.

A rental agent’s fees are paid by the landlord, so there is no expense to the renter. It really is in the renter’s best interests to employ the services of a trustworthy rental agent.

Stay Within Your Budget

The first step for any renter is to establish a realistic budget. Without a budget you will not be able to make an informed decision about the type of property that you are able to afford, and you may eventually find yourself struggling to pay your rent.

When drawing up a budget you need to consider your fixed costs. These are payments that must be made monthly and they cannot be altered. You need to subtract your fixed costs from your monthly income. These could include car insurance, travel costs, school fees, and debt repayments. Then, you should also subtract your living expenses such as food, entertainment, and medical bills. Once you have subtracted all these costs, you will be able to determine the amount that you have available to spend on rent per month. It is important to be realistic when you draw up  your monthly expenses; and it is a good idea to include an additional amount to be set aside for emergencies, savings, and unexpected expenses. Once you have a clear idea of your rental budget, you may then start looking for a property that suits both your lifestyle requirements and is within your budget. This is a good time to contact a Rental Agent. Rental Agents have access to all the available rentals. They can ensure that you get good value for money; and best of all, they cost the renter nothing.
