Pedestrian-friendly homes for sale in Northern VA

I like walkable communities because fitness can be conducted while doing an errand. Additionally, walking can make a small cut back on gas expenses for short trips. Walking is nice for enjoying the seasonal weather, such as a chilly winter day. Walkable communities are nice for some animals, such as dogs.

Walkable community factors can include proximity to shopping, dining, parks, trails, and other amenities. An example of a walkable condominium community in Arlington would be Turnberry Tower, which is a luxury highrise in Rosslyn. Turnberry Tower is walkable to a gym, a church, a metro, etc. Walking can be pleasant to enjoy going from one place to the next before returning from whence one came.

Porto Vecchio is commuter friendly

Porto Vecchio is commuter friendly. There is a metro bus stop just steps from the entrance. Commuting in Old Town is also convenient to the King St. Metro, which is on the blue and yellow line. Additionally, studies have shown that homes near public transportation retain their value better then those not near public transportation.

The Mount Vernon Trail is a Northern Virginia amenity

Along the Mount Vernon Trail a jogger and dog exercise
Along the Mount Vernon Trail a jogger and dog exercise

The Mount Vernon trail is a paved passage with some different parts, including wooded overlooks, up and down hills, and above water straight shot path. This amenity has various activity spots abound, throughout the extensive spread of landscapes. In the colder season there may be less fishing done and less retention of fitness participating humans and dogs. For example, in the featured image, there are a dog and woman jogging along the Mount Vernon Trail amenity.

With the busy busy busy way of life in Alexandria, Virginia (though Old Town’s City of Alexandria is separate from Fairfax County‘s  Alexandria), the Mount Vernon Trail is a nice place to take a break from it all. However that does not mean the rest of the world stops. For example, along a 30 minute hiatus walk, you might see a helicopter over head, or one of the regular from or going to Ronald Reagan planes on their way.

There are many homes available near this amenity, ranging from different features including water oriented, street accessible, with a shopping center in the subdivision, with a view, etc. The Mount Vernon Trail runs parallel to the George Washington Parkway which runs parallel to the Potomac River.

The Potomac River is parallel to the GW Parkway

The Potomac River is parallel to the George Washington Parkway. Even during the colder seasons, wildlife can be seen in their natural habitat. For example, in the picture below are birds resting on the bank of the Potomac.

The George Washington Parkway extends towards bridges to the District of Columbia, from the historic location of George Washington’s home. The Potomac River separates the other side of a different state, Maryland (where Nesbitt Realty is also licensed). The George Washington Parkway has exits perpendicular to it, including Belle Haven, Belle View, Stratford Landing, etc.

How your ratios affect your home buying power.

Julie Nesbitt
Julie Nesbitt

Two ratios are calculated by mortgage lenders to determine a buyer’s maximum loan amount:1) the front ratio and, 2) the back ratio.

Front Ratio: The total mortgage payment including principal, interest, taxes and insurance (PITI) as well as any condominium or homeowner association fees divided by your total GROSS income. Traditionally, this ratio must be below 30% Example: With a gross income of $5000 per month, a total mortgage payment (PITI) of $1350, the front ratio would be 27%.

Back Ratio: The total mortgage payment PLUS any car payments, credit card and any other loan payments including student loans divided by your total GROSS income. Traditionally this must be below 40%. Example: With a gross income of $5000 per month, a total mortgage payment of $1350, a car payment of $325, 1 credit card payment of $60 and 1 student loan payment of $150 for a total of $1885 with a back ratio of 38%.

“Using a real estate agent is a very good idea,” says the U.S. Department of Housing and Urban Development (HUD). “All the details involved in home buying [and selling], particularly the financial ones, can be mind-boggling. A good professional can guide you through the entire process and make the experience much easier.”

Selecting the right professional is the key to a successful real estate transaction. Better than working with a simple real estate agent, you’ll want the services of a Realtor®.

What’s the Difference Between a Real Estate Agent and a Realtor?

More than two million people have earned real estate licenses but only a small percentage of these are Realtors. Realtors are members in good standing of the National Association of Realtors, their state association of Realtors and a local real estate board. Realtors are held to high standards of ethical behavior and must undergo continuing education annually to remain accredited.

An awesome Fairfax County Real Estate Opportunity

Kingstowne is a relatively new planned community. Kingstowne is near a man made body of water that is surrounded with paved sidewalks that connect to amenities.

An advantage to Kingstowne’s new planned community, are the many retail establishments that serve this part of Fairfax County. For example, there is a Game Stop, a Walmart, a Ross, a Safeway, a movie theater, and many restaurants that vary in price from Uno’s to Bone Fish to East Moon to Moby Dick, etc. For nearby nightlife there is Top Golf, which is a popular place for it’s driving range and bar.

Election day at West Potomac High School

Election day took place on November 4, 2014. The voting at WPHS was busy with politically active citizens. The voting was done on a sheet of paper which was then scanned by a machine.

The voting all took place in a cafeteria. To vote, identification was first presented and a ballot was given before a station was assigned. Outside of the cafeteria sample ballots were offered from both Republicans and Democrats.
