I make no secret of my love of Southern Fairfax County. It’s definitely one of my favorite areas of Northern VA. From upscale and luxurious homes to budget-saving cheapos, you can find it here in a community that is close to town, easy on traffic and loaded with activities and amenities.
To make things a little more confusing, Fairfax County surrounds the City of Fairfax. Locals generally refer to the county as “Fairfax County” and the city as “Fairfax”, but Alexandria uses the opposite nomenclature. “Alexandria” generally refers to greater/postal Alexandria, while “City of Alexandria” refers to the jurisdiction of the City of Alexandria. So if you’re a newcomer here it can be a little tricky to find the right home at the right price in the South County area. Kingstowne Shopping center is accessible to Franconia and the outskirts of 495, 395, and Telegraph. Located in western Fairfax County lies the Franklin Farms community. This massive community sits on approximately 850 acres with 1,777 homes. Only 20 miles from Washington, D. C. and about 4 miles from Dulles International Airport. The neighborhoods located in Franklin Farms sit between West Ox Road (East) and Centreville Road (West) entrances. Fairfax and Reston are convenient from the Fairfax County Parkway which goes straight through the center of Franklin Farms in the north and south directions.
You know them by their odd-sized and often tall windows, their lack of ornamentation, and their unusual mixtures of wall materials–stone, brick, and wood, for instance.
Architects designed Contemporary-style homes (in the Modern family) between 1950 and 1970, and created two versions: the flat-roof and gabled types. The latter is often characterized by exposed beams. Both breeds tend to be one-story tall and were designed to incorporate the surrounding landscape into their overall look.
In Northern Virginia, one of my favorite contemporary neighborhoods is Hollin Hills, located just off Fort Hunt Road in Alexandria’s Mount Vernon District. The homes here feature contemporary lines and floor to ceiling windows in an “urban forest”. That is to say Hollin Halls feels like deep woods despite being just a mile or so from the City of Alexandria.

Balance and symmetry are the ruling characteristics of this formal style. Homes are often brick with detailing in copper or slate. Windows and chimneys are symmetrical and perfectly balanced, at least in original versions of the style. Defining features include a steep, high, hip roof; balcony and porch balustrades; rectangle doors set in arched openings; and double French windows with shutters. Second-story windows usually have a curved head that breaks through the cornice.
The design had its origins in the style of rural manor homes, or chateaus, built by the French nobles during the reign of Louis XIV in the mid-1600s. The French Provincial design was a popular Revival style in the 1920s and again in the 1960s.
French Provincial revivals can be found in upscale neighborhoods throughout Northern Virginia.
Engleside and Woodlawn in the winter
Engleside Plaza is a great reasource for Southern Fairfax County residents especially around Woodlawn and Engleside. This is is close proximity to the park at George Washington’s Grist Mill.

Dunn Loring Park is operated by Fairfax County Parks & Recreation. The Park is located at 2540 Gallows Road, Vienna 22027. Dunn Loring Park has a shelter that can be reserved through Fairfax County. There are three tables and three grills at the shelter. The park is surrounded by quiet residential neighborhoods and it’s not far from Dunn Loring / Merrifield Metro.

Make a list of all of the amenities or services that are nearby or close to the neighborhood and track how long it takes as well as what routes you might use to get to each. You can also check the Walk Score of a neighborhood for a short-hand look at convenience.
Next, decide what the best characteristics of the neighborhoods are and determine what you like about them. Making a list of each neighborhood you are considering can be particularly helpful later when comparing different localities. Some things to ask yourself include:
Do the people in the surrounding neighborhood seem friendly?
Are the neighboring residences clean or well-kept? (e.g. yards and streets nearby)
Are there parks or other recreational facilities close by or within minimal driving distance?
Is the area scenic and/or visually appealing?
Are there trees and similar foliage lining the streets and in neighboring yards?
Are the streets well lit and do the sidewalks provide easy access?
Do you feel safe in the neighborhood and would you feel safe walking after dark?
Are there other houses for sale nearby?
What is the history about the community and how it developed?
Do you see families and children in the surrounding residences?
What is the proximity to schools and your place of work?
Does the community and neighborhood seem active and/or engaged?
What is the median age-range of those who live in the neighborhood?
Finally, really spend some time walking around and observing the neighborhood you’re considering. When trying to determine the safety, cleanliness and personality of a specific neighborhood, simply spending some honest time getting to know the area and meeting or talking to some of its residents is your best bet!
