Buying a new home checklist

Are you thinking of buying a new home?

There are several key steps that your Virginia Licensed Real Estate Agent will help you through. Knowing what these are in advance can help you not be surprised later on:

Nesbitt Realty never makes any money from your loan. This frees us to make the most objective recommendation possible.
  • Know your budget, consult with a financial institution about what you can be pre-approved for.
  • Know your needs, including:
    • Number of bedrooms
    • Location
    • Walking distance to a bus stop
    • Walking distance to a metro stop
    • Price
    • Property condition
    • Age of the property
    • Garage Parking
    • Schools
  • Amenities (for condos)
    • Indoor/Outdoor pool
    • Putting Greens
    • Tennis courts
    • In unit washer/dryer
    • Utilities included in condo fees
    • Basketball courts
    • Bowling
    • Concierge service
    • Controlled access
  • Realize that something will have to give to get what you want, prioritize your needs so that you can get the most important features.
  • Budget time and money:
    • Finding any home is easy. Finding the right home requires time invested in looking at properties.
    • Money for down-payments and closing costs can vary from a couple percentage points to a cash purchase where you provide the entire amount up front.

HOA stands for Homeowners Association. HOA Fees are funds collected from the buyer for different things, such as landscaping, maintenance, and water & sewer. Some associations also collect funds to include extra amenities like, pools, fitness centers, and valet parking. These are all extra benefits that come with the purchase of a home. These fees can be between $100-$1000 yearly depending on where you buy.

Usually there is a board of directors that are voted in and they decide the fees charged. These  fees can also be changed yearly. The HOA should keep you updated on all decisions made. Each HOA has it’s own by-laws and restrictions. These vary from neighborhood to neighborhood.

You are basically joining a group within your neighborhood that applies rules that help keep the neighborhood safe and beautiful. It is important for the buyer to make sure they understand all of the by-laws and restrictions before purchasing a home. You need to make sure they are rules you can live with.

Condominiums are found in all shapes, sizes, prices and types. Are you looking for a high-rise condo, a mid-rise or a garden-style condo? Maybe you'd prefer a townhouse?

The term "garden-style" condo usually refers to a condominium residence in a building that has less than three stories. Most garden-style condos have balconies or patios for each residence. Many garden-style condos have a main entrance that opens to a common-area hallway. Additional common areas include the green space and "gardens" surrounding the structures. If you're interested in garden-style condos you'll have a lot of options in Northern Virginia.

From the suburban feel of Kingstowne to the central location of Bolling Brook from the vintage charm of Belle View to the chic feel of Carlyle Square, are just some of the many Northern Virginia condominium communities we feature.

Property Management Basics

Julie Nesbitt manages property in Northern VA. Her landlords value her attention to detail.

Property management is a business in and of itself. If you want to invest in real estate, but you don’t want to be a property manager, the solution is really quite simple: employ the services of Nesbitt Realty. Our family-run business is experienced with managing the day-to-day operations of properties just like yours. We manage residential properties including homes, condos and townhouses.

A big value-add provided by your Nesbitt Realty property manager is “separation”. This to say, your Nesbitt Realty property manager maintains a level of separation between the landlord and the tenants and the property. As you may already know, it’s important to invest in real estate without emotionally investing in tenants or property. Your Nesbitt Realty property manager helps ensure that you always make the best decision for your family, rather than making the best decision for the tenant’s family.

Nesbitt Realty currently manages properties in Carlyle Towers, the Jamieson and across Northern VA.

So, your Nesbitt Realty rental property manager serves as a buffer between the owner and his tenants. Nesbitt Realty can help you find tenants, handling repair projects and maintenance, oversee improvements, collect rent, and even pay some expenses and taxes. The specific tasks we handle vary based upon upon the needs and wishes of the property owner. Additionally, a competent Nesbitt Realty property manager gives you protection from certain liabilities.

Nesbitt Realty usually charges a percentage of the rents collected. Every aspect of Nesbitt Realty property manager’s responsibilities will be outlined in a contract signed by both Nesbitt Realty and the landlord. This agreement details financial responsibilities and specifies the types of financial reports the landlord can expect.

Your Nesbitt Realty property manager will stay current on new laws and condo regulations which may be relevant to your situation. Nesbitt Realty Property Management takes a lot of the burden off of owning rental real estate.

Art Festival in Old Town Alexandria VA

At the 2009 Alexandria Art Festival

This weekend Julie and I went to Old Town with the Alexandria Fun with Friends Group to enjoy the Alexandria Art Festival. The Art Festival occurs every year around this time and features artists and craftsmen from around the area.

2009 Art Festival in Old Town Alexandria

King Street closes to vehicular traffic and artists set-up stalls in the street. It’s an easy way to enjoy lots of art from lots of folks. The weather was very co-operative, neither too hot nor too cold.

2009 Old Town Alexandria

This 12 foot tall image of a koi caught my eye, as did many smaller pieces.

Arts Festival in Old Town Alexandria

I found that my camera was drawn to the larger pieces, but this is probably because I knew they would photograph well. There were many smaller items for sale too. However, many of us felt that this year’s festival seemed to offer more pieces that would be welcomed in a restaurant or hotel lobby than usual and a few number of the smaller pieces that look nice in a home.

There were several musicians playing up and down the street. This harpist sang like an angel, but I have to admit that my favorite was the steel drum player.

People walking King Street during Art Festival

We walked all the way up to Washington Street before turning around and making way back to the Potomac. After some discussion the group voted to eat at the Charthouse. At the Charthouse, the ladies had a little wine and we enjoyed some relaxed conversation and then dinner. For my part, I think the food at the Charthouse is good, but not great. Even though it’s a little pricey, it’s worth it because of the pleasant views of the Potomac that are offered.
