I took a walk on waterfront in Old Town Alexandria VA last night. The temperature was absolutely perfect as was the humidity. There were crowds, but it wasn’t too much. I saw folks rushing to the Nina Dandy and other boats for an evening of cruising. There were several street musicians playing King St. At the pass-thru under the Torpedo Factory, a gentleman was playing the saxophone. And down along the water a street magician was showing his stuff. The balloon men were there creating animals and entertaining the children. A fortune teller was portending the future. A parrot rescue group had a flock of parrots and similar birds which were available for photos.

But then a light misting rain started to fall and the crowds scattered. At first they hid in the Food Court and on the trolley. The musicians were the first to pack, and they packed quickly to ensure their instruments weren’t damaged. The mule drawn carriage pulled off and soon the streets were quiet. We walked around a bit, enjoying the peace and quiet. And then we were gone as well.

Real Estate Contracts With Contingencies

Real estate contracts sometimes come with contingencies. This is a part of the contract that states certain conditions or timelines are met or the seller or buyer can void the contract. The conditions or timelines can be any that both parties agree on and are put within the contract.

Contingencies usually last for a specified period. Once the contingency ends the contract could end or the contract is valid without the contingencies agreed upon.

You’ve been prequalified … what now?

I met with a first-time buyer over the weekend. She was prequalified by her lender. Prequalifying helped frame her choices. It’s a waste of time and energy to look at homes that are outside of the budget, so prequalification is the first step for any home buyer. Here are the steps that we’ll be taking on the road to home ownership.3D Realty Handshake

  1. Tour properties — We took a top level tour of some of the properties that are in her
    budget. This gives the client something concrete and real to think about so that she can decide whether this home ownership thing is for her or not. In addition to the units we saw, I can think of a number of places that would also fall within this client’s budget and still offer a very reasonable commute to Ft. Belvoir. But I wanted to get her impressions of these places before going on a bit deeper.
  2. Revisiting — We’ll revisit those communities that hold the greatest interest and look at everything available in those communities.  (So far we just did a top level search.)
    • A few more choices — If none of these really feel right, we’ll find a few more to consider and continue with the search.
  3. Make an offer — When we’ve found the property that stirs the soul, fits the budget and feels right, I’ll write up an offer. At that time I’ll collect “earnest money”.
    • The earnest money is evidence that the seller is serious about the purchase and is held in escrow until the sale is completed. We’ll submit a preapproval letter, a copy of the earnest money deposit and the signed offer for the seller to consider.
  4. Negotiations — Sometimes there is a difference between the asking price and the selling price. The selling price is determined by negotiation. We’ll pass drafts of the contract back and forth until the buyer and seller have agreed on all terms.
  5. Loan processing — Julie at Condominium Mortgage will then collect documentation from the client. This documentation will serve the purpose of proving the representations made in the loan application process. The buyer will produce pay stubs, bank statements etc. Julie will also order an appraisal as required by all lenders.
  6. Settlement — Settlement is the word used to describe the actual transfer of ownership. We’ll settle on the property in a timely fashion on an agreed upon date. Settlement will occur at a title company’s office and a settlement agent will ensure that funds are present as is marketable title.
  7. Ownership — Here’s where the fun begins … as does the responsibility of home ownership.

Do you really need a property manager?

Although hiring a property management company has many advantages, there is an expense associated with hiring a property manager. In addition to the cost of property management, there are other reasons why property management might not be for you. Consider the following factors to determine if hiring a property management company would be a good decision for your property.

Ask yourself these questions:

  • Will you live and work near your rental property? Northern Virginia is a very transient area. We have more than our share of military, diplomats, State Department, political appointees and academia.  If you’re getting transferred across the country or around the world, it might be a good idea to let a professional manage your rental. Even simple tasks can get complicated very quickly when you aren’t around to manage the details.
  • Do you want to handle the details of property management? Some landlords look forward to the challenge of finding good tenants. Some landlords find that maintaining a property and managing details is rewarding and enjoy taking late night calls. On the other hand, if you think rental property ownership is a chore and want little or nothing to do with the day-to-day management of your properties, you should probably consider hiring help to manage your property.
  • How busy are you? Even if you find hands-on management rewarding, you may not have much time to devote to your property management business.  If you’ve already got a full-plate, then the last thing you need is more to worry about, thus hiring a management company may be a good way to spend your money.
  • Can you afford the cost? Let’s face it. Hiring a property management company is much more attractive option if you can afford it.  If monthly cash-flow is not an issue, you’ll likely save money by paying a property manager and writing off the expense.  But if at the end of every month cash is tight, you might not want to hire a property manager.
  • Can you afford the risk? Do you understand the Virginia Residential Landlord Tenant Act? Do you know the tenant’s rights? Do you know your responsibilities?  The more you know about property management in today’s litigious culture the more you’ll understand the value of having a professional in your corner.
  • Do you have access to a network of maintenance people? All properties require maintenance. When your tenant calls you in need of repair will you know who to call and what to do in a timely fashion?  If not, yo might want to consider hiring a property manager.

The Heart and History Of Groveton Alexandria

Groveton address’s are Alexandria although it is located in Fairfax County. Groveton encompasses many neighborhoods such as Bucknell Manor, Jefferson Manor, Virginia Hills and Stoneybrooke.

Huntley Meadows the county’s largest park is located south. Mount Vernon Recreation Center borders the eastern edge and Lee District Recreation Center is located on the west. Five other parks surround Groveton providing outdoor activities in a non rural community.

How I met my wife.

One of my friends when I was a Defense Language Institute in Monterey California was a fellow soldier named Jay Cook.  Jay Cook always reminded me of Clark Kent. He had broad shoulders and brown hair. Jay was a big strong guy and was the type of guy that I thought should have no problem with the ladies.  But for the glasses and perhaps the self-confidence Jay was Superman.

One Saturday afternoon in Monterey, Jay and I were walking down Alvarado Street and Jay was asking me, “How do you do it? How do you meet all these girls?”

I’ve always had a great affection for Jay, mainly because Jay always seemed to assume that I was Superman, even though I thought he was the real Superman.  Jay has a way of complimenting a guy’s ego that is so sincere, one can’t help but drink it in. I mean seriously—coming to me for advice about women is like coming to Willie Nelson for tax advice or fashion advice from Dennis Rodman.  Willie Nelson can tell you how to avoid paying taxes, but not how to do it without going to jail. Dennis Rodman can tell you how to dress, but can’t really tell you how to look good.

At any rate, far be it from me to tell Jay that I’m not expert on women. Instead, I just replied with confidence, “You just have to talk to the women, Jay. ” As we entered into Baskin-Robbins to get an ice cream cone, I told Jay, “Just be yourself. Watch this …”

Normally I wouldn’t have had the confidence to talk to a stranger, but Jay had pumped me up and I wasn’t going to disappoint. There was a gorgeous oriental girl (back then nobody said “Asian” but that’s another story) behind the counter.  I started joking around with her about flavors as we picked our selections.  When she looked away, I winked at Jay and said, “Watch and learn, young Jedi.”

I asked the girl who would one day be my bride, “Will you go out with me?”

Julie replied, “Maybe.”

We exchanged phone numbers … which is to say. I took her phone number. I lived in a barracks and didn’t have a phone in my room. Mobile phones were only for the rich so I didn’t have a number to give her.  I came to memorize that number more than 25 years later I still remember those 10 digits. As I left Baskin-Robbins, I told Jay, “That’s how you do it.”

It was probably the first time I’d ever done such a thing. And it was probably the last time. I definitely owe Jay Cook a debt of gratitude, because my wife and kids are the best things in my life.
