Foreclosure Bargains Getting Harder to Find

Home buyers hoping to snag a really good deal on a foreclosed home are finding it increasingly difficult because supply is shrinking.

The number of foreclosures that are available for sale nationwide fell to 617,000 in December, down from 845,000 in November 2008, reports Barclays Capital.

Not only have attractive homes in popular neighborhoods already been snapped up, but also government help for distressed buyers is delaying more foreclosures.

Demand is driving up prices. Investors say typical prices have climbed from 75 percent of appraised value to 85 percent or higher when there are bidding wars.

Being a Landlord Can Be Increasingly Profitable

Despite falling rents and rising vacancies, the profitability of residential rental property is improving.

Investments in apartment complexes are generating annual returns of 7-8 percent immediately because purchase prices have declined.

Buying a rental property isn’t for everyone. It requires putting down at least 50 percent in cash because banks are reluctant to lend more. And buyers need to be able to hold the property for at least three to five years or more to give the investment time to gain value.

Analemma Society Hosts Renowned Lecturer on Astronomy and Math

If you love gazing at the stars and other celestial bodies, and wonder about the relationship between space, time and mathematics, consider attending an intriguing lecture sponsored by the Analemma Society, an organization which fosters awareness and greater understanding of astronomy. This lecture focuses on the use of sundials, a feature in the Sundial Garden in Observatory Park at Turner Farm operated by the Society in cooperation with the Fairfax County Park Authority.  Professor Len Berggren will be the guest speaker at the Great Falls Library on Thursday, March 18, 2010 at 7 p.m. The lecture is free and open to the public.

The lecture, entitled, Astronomy, Mathematics and Timekeeping in Medieval Islam looks deep into ancient times for answers still relevant today.  In the middle ages Islamic civilization had the most advanced science in the world.  Its scholars and scientists had mastered ancient mathematics and astronomy.  They had invented the arithmetic we use today, as well as algebra and trigonometry.  In addition, they had founded the first astronomical observatories.  This lecture discusses these achievements and how they led to new astronomical theories, presaging those of Copernicus, and a new science of celestial timekeeping, including sundials.

Professor C. Lennart Berggren is presently Professor Emeritus at Simon Fraser University and renowned for his research on reading and translating Greek and medieval Arabic texts dealing with the mathematical sciences which includes astronomical instruments, cartography and astronomy.  He is an expert on the mathematical ideas in these texts, their historical development and social context. He has been published in more than 60 publications.

The Analemma Society operates Observatory Park at Turner Farm in cooperation with the Fairfax County Park Authority.  In 2007, the first sundial was installed in the Sundial Garden at Observatory Park. That sundial commemorates the founding of Jamestown.  The second sundial will be a model of a 14th century sundial, the oldest extant sundial with a gnomon directed towards the celestial North Pole, designed by Ibn al Shatir, predecessor to Copernicus. It was created for the Umayyad Mosque, the Grand Mosque of Damascus, in Syria.
